Building In Montana

A building code (or building regulations) is a set of rules that regulate the design and construction of structures in areas where they are adopted into law. Codes can apply to large buildings and dwellings, to small non-building structures such as pools and decks.  All structures that apply must conform to the code to obtain planning permission from local council. The main purpose of building codes is to protect public health, safety and general welfare as they relate to the construction and occupancy of buildings and structures. 

Alpine Builder’s service area includes the counties of: Ravalli, Missoula, Mineral, some parts of Lake & Granite county.

Building in Ravalli County: what you need to know.

In Ravalli County, a permit is NOT required on most structures, if located in rural areas. For building planning in city limits, visit your city’s website.

Building in Missoula County: what you need to know.

In Missoula County, a permit is required on most buildings, whether located in city limits or rural areas. 

Permits are required for:*

       – Additions/Remodels                                                                                    

       – Commercial building projects                                                 

       – Residential or commercial roofing                                          

       – Most new residential construction projects                          

       – Structural Remodeling                                                                 

       – Residential storage buildings & garages over 200 sq. ft.

Before you can officially apply for a permit with Missoula County, you will need to have some additional documents to complete the application process. Preparing these documents beforehand can save time and money!

You will need:

– A complete, signed Building Permit Application; paper or online submittal

– Land Use/ Zoning Compliance Permit Application; paper or online submittal

– 1 hard copy set (11×17 minimum plan size) & 1 electronic set of Drawings/Plans that includes the following:

– Site Plan*

– Floor Plan: All Rooms and Dimensions labeled

– Elevations: All Sides of Structures, Lowest Grade Level to Highest peak

– Footing & Foundation Plan

– Floor, Wall & Roof Framing plan

– Wall Section Detail

– Engineered Truss Drawings, Truss package including layout

– Possible Engineering if Required

– Plan Review Fee (see Missoula County’s website for current schedule)

– Approval of utility service from Development Services if connecting to City of Missoula water and sewer services.
